This victorian terrace house in Bury has damp issues within the fire place. This may relate to a number of problems, but we have been informed by a building surveyor that the main cause being that the fire place has not had any form of remedial dpc or dpm works. During a recent redecoration the fire place was plaster boarded over, papered and painted. An added problem resulting from this work is that the plasterboard is in contact with the solid floor of the room and also the unprotected ground of the inside of the fire place. Any moisture vapour or damp is attacking the plasterboard etc... and migrated to the adjoining walls. Photographs of this are available on request.

The mortar within the fire place is also quite damp and very loose. The ground within is also unprotected and damp.

We require remedial dpc/dpm works to be carried out first, and secondly for the plaster boarding, papering and painting to be restored to its intended state.

Please provide a quote for this work to be carried out ASAP. Some photos of the issue are available on request. Inspection is available to assess the extent of the issue, in case I've missed any other underlying problems.

I have just had a complain form tenants about penetrating damp to the front elevation of the house. Evidence of the damp is just above the skirting board in the form of mold and "fury" mold.

Looking at the wall from the outside it does appear to have a damp proof course so i not sure what is causing this. The previous tenants have never had complaints before, these tenants have just moved in. Is there any possibility that something these tenants are doing is causing the dampness? i.e drying washing indoors?

Please advise and give me an estimate of the cost involved.
