Job Description
Damp on top of internal walls of first floor room (ceiling level) in terraced house, suggesting problem within roof space. Has been gradually appearing since last summer (after previous work was completed). Dark patches appearing through paint.
Also, some fluffy white mould appearing through peeling paintwork in basement bathroom. Appearing over the last month.
I am a tenant, seeking a specialist on behalf of my landlord.

Kitchen h 1m w 1.5m approx. on shared wall (terraced property) no clear cause.
Hallway (shared wall) behind radiator - this could be cause but we're unsure.

Repair cracks to exterior wall, first floor level, damp is penetrating into upsatirs rear bedroom wall and chimney breast area. Repair blown paster in bedroom, area also showing black condensation problems.
Possible insulation to roof void above rear bedroom (this is a separate loft not accessible through main house).
Treat damp to kitchen exterior wall and replaster (ground level). Paint rear of house with quality paint to prevent further water penetration.

We have two areas of damp that need fixing:
1. Downstairs hallway: Approximately 2m length of rising damp needs to be treated.
2. Upstairs bedroom: We are not certain of the source of the damp in this room, but there are damp patches on the external wall. We need the source of the damp identified and treated.

I have had damp appear in the front wall of my garden flat overnight and teh wall is wet in multiple places. It appears to be coming down from above and looking at the stone masonry on the outside it looks wet and there are cracks in it along with porous stone. I think the water is coming from here - Ive had a recent damp assessment which said there was minimal rising damp in that wall.

Job Description
I have black patches in my front room bay wall below the window which only appear in the winter. I have been told in the past it is condensation as it does wipe off. I need to get this sorted as it is a continual problem. My house is a victoria terrace. I have checked the outside wall where the problem is occuring and think it may need repointing but as I am no expert I would be grateful for someone to have a look, tell me what the problem is and provide a quote.

In the volunteer building here at Windmill Hill City farm in Bedminster, we seem to have a problem with damp patches low down on the walls. The building is fairly modern (15 years old approx), in comparison to the rest of the farm and is made using modern construction methods so we are unsure what is causing it. We've had a survey carried out, and need the following work done on our Victorian terraced house in Kingswood, Bristol. We might not be able to have all of it done (cost wise), so could you quote for each point including cost and labour?
1. On our report, we are informed about rising damp to the bay window. We are advised that the external ground level is not low enough and that a channel or drain to the base of the wall is needed. Plus, two additional air vents.
2. By the bay window, the wall plates, joist ends and props, and a few floorboards have decayed due to damp (wet rot). We would need this putting right. There will be no furniture or carpet at the time of working.
3. In our front room, we may need it all re-plastered with salt-retardant plaster. The room has a bay window, fire breast, single door, and double door. Find our floor plan here: http://media.rightmove.co.uk/11k/10272/34107199/10272_206618_FLP_00_0000_max_600x600.png
4. By the hallway, we also need an additional vent in the external wall.
5. We may have a similar issue to the bay window occurring to the back of house with regards to the timber. A rough guide would be useful, although we might not be able to afford to work here until a later date.
6. Our top floor - (please see floor plan link above) is wobbly, and not level. The report shows that they are just poorly, old, fitted floorboards and was wondering how much it would cost to level it out. There also looks to be inactive woodworm - but we would like it treated to have that guarantee. There will be no furniture or carpets but there is a bathroom suite.
