We have a 1930s semi with the partition wall between the toilet and bathroom, doesn't appear to be load bearing. We would like it taken out and replastered where the wall has been joined, prior to a new bathroom being fitted.

1. Enlarge window opening from 440w x 900h to 1200w x 2070h - external wall so will require lintel etc. Install new window, which we can source.
2. Remove part of internal wall, brick construction, 700mm wide, will require new lintel above. Wall is adjacent to an existing opening, so existing lintel to be removed and wider lintel to be fitted (supports middle of bedroom floor above).

We have just bought a property and we need the wall between our kitchen and dining room knocked down to make one large room. We believe that it is load bearing therefore an RSJ would be required. We are unsure whether the calculations of this would be able to be done by a builder or whther a structural engineer would be required.

We would want the ceiling throughout plastering as well so if this was possible by the same team that would be great.

THere are 2 electric points in the wall that would be knocked down.
