We have just bought a property and we need the wall between our kitchen and dining room knocked down to make one large room. We believe that it is load bearing therefore an RSJ would be required. We are unsure whether the calculations of this would be able to be done by a builder or whther a structural engineer would be required.

We would want the ceiling throughout plastering as well so if this was possible by the same team that would be great.

Property is a two storey (plus basement) 3 bedroom semi detached house in Moortown, Leeds. The property will be vacant and empty throughout the work period.

The work required is:

• Removal of chimney breast at all levels and externally (this is not a party structure)
• Making good the roof where the chimney was
• Removal of load bearing wall at ground floor level between kitchen and dining room and supply of and insertion of steel to support (drawings already being done by structural engineer)
• Dining room window to be taken out and opening extended to the floor in order that French doors can be installed (opening to then be securely boarded)
• Kitchen window to be taken out and opening made a little shorter (opening to then be securely boarded)
• New small opening to be created in external wall to accommodate a small window for a WC (opening to then be securely boarded)
• Short length of stud wall erected to partition off for a WC
• Lift existing floor boards and replace
• Three short length non load bearing walls to be removed at first floor level
• Short length of stud wall erected including door frame (to be salvaged from walls being removed)
• Installation of cast iron fireplace to first floor bedroom chimney and making good brickwork surrounding
• Basic repair and clear out of guttering
• Making good all areas of render to external walls where windows have been altered/created.

Please note that the removal of the load bearing wall is notifiable work for Building Regulations and as such we expect the chosen contractor to deal with the Building Notice. We also expect adequate insurance to be held by our chosen contractor in respect of our property and your employees and will want to see evidence of this. We would also like to see some references if at all possible.

We will have other work going on at the property once the major parts of the above have been undertaken (e.g. kitchen fitting, re-wire, re-plumb, fit bathroom, new WCs, painting etc)

At the moment our kitchen is divided by an exposed brick wall - kitchen units are fitted either side of it to create 2 small kitchen spaces. We want to create one big space. The internal brick wall (c. 2.75 x 3.0m) needs knocking down & replacing with an RSJ, and covering with an oak veneer to match the units & give the impression of a beam. Existing kitchen units in the affected area need removing & then refitting. Travertine floor tiles need sourcing & fitting to affected area. Ceiling needs making good in affected area.

We'd like the work doing as soon as possible.
