I need to remove a wall between my living room and second box room, to create one room. The flat is a ground floor flat in Tooting Bec - the wall is the old exterior wall of a converted Victorian terraced house.

A structural engineer has been round to make an assessment/draw up plans and has suggested a 200mm upright each side of the room (12 foot wide), creating a "goal post" format. One side is already in place to allow for an archway access to kitchen.

Once building work is complete, will need to organise plaster of space left over.

We have just completed the purchase of a 1930s semi-detached house with small kitchen and dining room to rear. 1970s single storey extension extended both rooms.

We would like to knock kitchen, dining room and extension through to create large kitchen/dining room. Will require replacement of steels installed separately in kitchen and dining room for original extension with one length of steel that spans the width of the original rear wall (approx 5m).

Thereafter, looking for plumbing and electrics to be arranged for new kitchen, plastering and making good, and installation of new kitchen.

Flat roof on extension will need replacing. We are also looking to install a 3000mm x 1000mm roof lantern (which we will source).

Finally, we'd like to install Bi-Fold doors (which we will source) along the rear of the extension.

Planning permission will not be needed but we will need appointed builder to sort Building Control.

Quote to include labour and materials (less purchase of roof lantern, bi-fold doors and kitchen). Grateful if quotes could break down cost for structural work, fitting out kitchen, roof and doors.

There is a small addition at the back of the kitchen, with a roof canopy, and external WC which is partially enclosed. We plan to enclose the area by constructing a low wall and adding UPVC panels and windows above to join with the existing roof structure.

The brickwork above the kitchen window is cracked and may relate to slgiht subsidence of the rear addition, also illustrated by the downward movement of the support post to the external WC canopy roof. Therefore excavate if necessary and allow for some underpinning of the structure when enclosing the area.

There are several damaged tiles and these should be replaced, the verge pointing is also deteriorated and may require attention. Also check the lead flashing above and whether any repointing is needed here.

Work will include removing the existing kitchen back door and moving out to create a new back door in the enclosed area.
