Require: widen opening to 3.2m to accomodate bi-folds. Strucural engineer states catnic CX70/100 (he assumes 75mm cavity) required, 3.5m+ in length (needs min 150mm overhang). Plans + planning permission already sorted, and building control fees paid.
Best quote so far is £2k. Looking for better - project downsized massively due to budget constraints.

There is a small addition at the back of the kitchen, with a roof canopy, and external WC which is partially enclosed. We plan to enclose the area by constructing a low wall and adding UPVC panels and windows above to join with the existing roof structure.

The brickwork above the kitchen window is cracked and may relate to slgiht subsidence of the rear addition, also illustrated by the downward movement of the support post to the external WC canopy roof. Therefore excavate if necessary and allow for some underpinning of the structure when enclosing the area.

There are several damaged tiles and these should be replaced, the verge pointing is also deteriorated and may require attention. Also check the lead flashing above and whether any repointing is needed here.

Work will include removing the existing kitchen back door and moving out to create a new back door in the enclosed area.

Room has no windows and is long and thin. Approximate size 2m wide by 3.5m long and 3.5m high.

I would like to put a new ceiling in there to replace an old lathe and plater one. The walls need repairing and painting and the concrete floor needs to be damp proofed and covered with tiles or laminate. The room will also require new light fittings and additional power sockets fitted.

In addition I would like a loft bed built into the room at the far end with a desk under it.
