We have a separate kitchen (3.56m x 2.72m) and dining room (3.25m x 2.92m) that we want to knock through into one large kitchen/diner. The kitchen is part of the original 1930s semi-detached property and the dining room is a single storey extension to the back of the property. The joining wall we want knocked through is therefore the original external wall downstairs (and is still the external wall upstairs).

There is also a utility space and shower room that runs down the side of the kitchen. We want the shower room made smaller, into just a downstairs toilet and potentially moved along using the same bathroom suite.

Labour, materials and plastering to the remaining walls required.

Building control has not been notified so any necessary permissions we would need you to obtain.

We have discovered that the wall in between the utility and the current kitchen will also need a beam as it is supporting joists for the side extension.

We may also not carry forward with the downstairs toilet if the cost is too great so it would just require knocking through of the walls and the necessary plastering and finishing.

we live in a terraced house and would like to convert downstairs back into 2 separate rooms as it had previouslybeen opened up into one larger room. There is an open arch way there at the moment and we would like to have fitted glass doors to separate the two rooms but to still have the light.

We are looking for quotes for converting one side of an existing integral double garage into office/living space.

We already have some professional produced plans / job specifications (although these are for converting the whole garage into living space) - but with the exception of the additional block-work needed to divide the current garage - these should still be valid.

The work will basically comprise of raising the existing floor, removal off garage door and installation of a upvc window and matching up of the current brickwork, the re-hanging of the current internal door, installation of a radiator and insulation to the walls and roof and increasing the current number of electrical sockets.

The garage currently has lighting and electricity.

I may be able to supply the upvc window.
