Deck L shape area 2ft x 9ft and 4ft x 17ft approx. area to level steps etc.

Repair large wooden shed, rear wall 7ft x 16ft 4in approx, needs attention.

Check existing garden walls, some loose caps etc.

Reverse gate to open outwards and fit latch & lock.

A lack of downstairs storage in our house for shoes, etc. has resulted in us wanting to create and understairs storage cupboard. My neighbour has done this himself, so I know it's possible.

What we'd like is a small door and frame fitting so we can create an understairs storage area. The wall under the stairs is brick/breeze block not stud partition. The required door height is approximately 130cm by 100cm and will have to slope with the stairs. My neighbour did order the door and frame from a company and fitted it himself or you may be able to supply it yourself. His has a magnetic push-close which is neat so you don't have a handle protruding.

The house is a 2002 build in Thrapston.

Order of works required:

Level and terrace a garden area, including removal of trees (1 apple, 2 leylandii) and old pond feature, and build a level concrete pad approx. 3.5m x 5.5m for placement of a large garden shed 3m x 5m (I will supply the shed). I will then clear the garage into this shed to make way for the next step.

Convert existing 5m x 2.7m x 2.5m (LxWxH excluding pitched roof) attached garage to living accommodation, including:

- in-fill wall and double-glazed window to front;
- replace original rear wooden door with double-glazed unit;
- batten, insulate and plasterboard party wall;
- plasterboard ceiling with loft access;
- option of creating internal door to hall;
- extension of indoor ring main to include new sockets;
- building regs approval.

The building is 80s construction timber frame and brick skin. All garage walls are brick.
