A series of jobs to be done in an end-terrace back yard, approx 4.5 x 7.5 metres.

- Demolish old prefab garage, approx 3.5 x 5 metres, already in poor condition. Also clear away rubbish inside and alongside garage.

- Build brick wall along property line where garage now is, incorporating existing gate. Add prickler strips or other security to top of this wall and along existing side wall.

- Repave yard. This will include tearing out the garage foundation slab and old paving slabs, and getting rid of one established and several sapling elder trees that have grown up between the slabs. The yard is on two levels. Care will be needed to avoid a shallow sewer line.

Security is the primary concern. Once the garage is down, the wall will need to go up as soon as possible.

Job Description

I require a builder to commence work on the 27th July 2011 or after, to widen an existing opening in the chimney breast that’s in the kitchen. I want it opened to 1800mm high x 1300mm wide to house a range cooker.

Also the removal of part of the kitchen wall to allow the under stairs pantry to become part of the kitchen.

Only builders with experience of this work need show interest.

Stone barn purchased in part converted state which requires remedial works initially to roof and stonework to include:

1. Removal of a 'cut in' balcony through continuation of roof line which will need to include velux windows
2. Repairs to external stonework and pointing to 3 elevations
3. Fitting of facias and guttering/downpipes
4. Refitting of ridge tiles and sate repairs
