I have recently had external insulation started on my concrete house. The lip was removed from my sliding patio doors which were replaced 3 years ago. These patio doors were put in around 23 years ago and replaced a window. A large crack in the concrete was discovered across the top of the doors and I have been informed it could be structurally dangerous and the support Lintel needs to be replaced. The insulation company will not proceed until this is done.

Remove a section of wall in my 1890's mid-terraced house. I can email a couple of photographs of the wall from both sides. I want the current door location opening out to create an L-shaped kitchen dining room. The section of wall being approximately 2.0m wide x 2.5m high. The area shown hatched is approx 3.2m². The wall itself looks like it was originally the exterior wall, and the kitchen has been put on since. The dining room is about 3m high, and the kitchen about 2.5m. It would be good if we could fit an RSJ into the ceiling void gap and continue the height of the kitchen to finish at the new wall, this may be difficult due to the flat roof on the kitchen and the integration of that with the wall. I would like you to completely remove the current door frame and make good. Likewise with the skirting. There are pipes in the wall which I am going to have re-arranged, so there will likely be some additional plastering where these get rerouted.

- Build brick wall along property line where garage now is, incorporating existing gate. Add prickler strips or other security to top of this wall and along existing side wall.

- Repave yard. This will include tearing out the garage foundation slab and old paving slabs, and getting rid of one established and several sapling elder trees that have grown up between the slabs. The yard is on two levels. Care will be needed to avoid a shallow sewer line.

Security is the primary concern. Once the garage is down, the wall will need to go up as soon as possible.

Hi me & my wife have been discussing knocking down the internal wall that divides our kitchen & utility room.

I know that the joists are running with the wall so front to back.

I have had a builder come around to have a look at the wall anf he said that it isn't load bearing, but i am still unsure.

I would rather get a second opinion on this and hopefully find out for deffinate if it is or not.

The wall is kind of "L" shaped, you will see what i mean in the pictures!
