Remove non load bearing wall (surveying already done). Remove built in wall cupboards from dining area and dispose. Take off 2 layers of existing tiles in kitchen and replaster walls. Take up existing floor tiles and dispose. Re tile entire kitchen diner and utility area. Pull down existing artex ceilings to enable rewiring of new lights (separate job) and dispose. Set new plasterboard ceilings and fit new coving. Install new skirting boards in kitchen diner, utility room and hallway. Plumb in new tall radiator to diner area. Decoration - ad hoc plastering, emulsion painting all around new area.

Job Description
We would like to knock 2 rooms together. The 2 rooms are within a single downstairs extension which was split into 2 by the previous owners - currently a bathroom and dining room. The extension is at the back of the property where there is a driveway for easy access.

We have an existing extension that wraps around the original external walls of the house. We are first looking to knock through parts of two of the old load bearing walls and adding RSJs to create an open-plan kitchen/diner in the existing space.
- New space will be approx 20ft x 20ft.
- We have necessary structural plans as required.

We are looking for a builder capable of removing a ground floor bearing wall and fit an rsj beam. The property is in St Albans city centre. The wall doesn't cover the full length of the room and therefore a support might be required to support the rsj beam on one side (I can provide a floorplan by email for better illustration). Job Description
Knocking through a load bearing wall between the living and dining room to create a big room. Dimensions approx 4m wide x 2.2m high. Closing one of the doorways off and redecorating (walls and floor already the same in both rooms so only requires the area where the wall was to be painted/floored).
Second part of the job is replacing windows in dining room with double glazed ones - 2 side windows and 1 door leading into conservatory room. Would like this done at the same time as the above.
Ideally would like this work done early March and as quickly as possible once started.
