The partition between the kitchen and dining room of this 20 year old Bovis home approx 2.2 metres in length it to be partially removed leaving the lower half of the wall behind the kitchen cupboards. The door that divides the two rooms to go.
The lower part of the wall that contains kitchen cabinets is to stay and the work service extended to create a breakfast table allowing seating in the dining room. New kitchen surface exists for this job.
Finish and make good the ceiling and two walls.
Finish the floor where the wall is removed with tiles. New tiles exist to complete this task.
The finished product will be an open plan kitchen/diner with a breakfast bar where the wall existed. Access between the two areas will be a free and open space created by the removal of door and the wall up to the kitchen cupboards. A width of about 1.5 to 2 metres.

Following regularisation application and building regs inspection, the following works need to be completed on a garage conversion to achieve approval(extract from inspection report):
1. The room formed requires a window with an opening suitable for escape. The opening should have a minimum dimension of 450mm and the openable area should achieve 0.33m2. The bottom of the opening should not exceed 1100mm above floor level (B1). There is already a window in place, but the dimensions do not meet those stated above.
2. The radiator should be fitted with a thermostatic radiator valve (L1)
3. The external wall must achieve a thermal U value of 0.45W/m2k. If not already insulated to this standard, either cavity fill insulation or the application on the internal face of 25mm of a Celotex type insulation and plasterboard finish will provide this (L1)
4. The internal block partition between the room and the remaining garage/store must achieve a thermal U value of 0.6W/m2k. If not already insulated to this standard, the addition of 50mm of a Celotex type insulation and plasterboard finish on the garage side of the wall will provide this (L1).
* The internal partition wall is approximately 10ft wide by 7ft high.
* The external wall is approximately 10ft wide by 7ft high.
* The current window is approximately 1m x 1m.

I have a small (6x6) ground floor store room which is joined to my maisonette but only accessible through an outside door. I would like to get an internal door put in so that so that it can be converted into a laundry room. As part of the job I am looking to get the plumbing and electrics fitted for a washing machine and dryer and some surfaces built in as well as a heater/radiator installed. I would like the room to be fully functional as a laundry/utility room ideally with some storage cupboards. At the moment the room is empty apart from a couple of meters (gas and electric) and a light. I would like the job done some time in the next few months but I can be flexible on dates.
