We currently have a cellar that we would like converted into a spare room. The job would require stripping out any old pipes and cabling that is no longer required or dead. There are a number of pipes and cabling that will will need to remain such as central heating system, gas and so on. The cellar is not overly damp but I assume some kind of tanking treatment is probably the best way forward. Walls then to be plastboarded or rendered and plastered over for smooth finish. Ome issue with the cellar is headroom clearance, would like to discuss possible ways of lowering existing concrete floor if at all possible. There is an existing coal shoot that we would like to keep and install window in it's place. Site visit recomended to discuss in more detail.

Am not sure what category this comes under. I was told I needed a carpenter by one builder, but obviously needs someone who knows about roofs and structural support so I've put it under conversions - if you know someone suitable please let me know.

The Job:

House is a traditional terrace with roof pearlings supported by proud brick end in party walls. One brick has fractured and so the pearling is in danger of slipping from its support.

I need someone who can re-instate the support according to building regs.

I want to remove a stud wall and an internal wall to join my kitchen and living room together.

The stud wall forms a hallway upon entrance and leads to the living room on the right and a kitchen at the top.

measurement of the wall is 11'6ft approx 9ft high. however i am guessing any new lintel will need to be supported by either side of the house, so the new lintel length i am guessing would be approx 15ft (space of hallway)

I will need this work to be done to building regs standard and they will be sent for approval.

once lintel is in place i will seek approval, once approved, new lintel and adjoining area to be plastered and made good.

We live in a typical 3 bed Victorian terrace and wish to knock through the wall between the two reception rooms. We're not sure whether doors need fitting but would certainly want architrave put up in case we want to add in future.

There are electrical sockets either side of the wall which will need relocating.
