Bathroom and utility room reconfiguration and refit

Bathroom and utility room refit, including a load bearing wall removal and creation of a new, smaller utility room.

Bathroom:

The existing bathroom suite needs to be completely removed.
The load-bearing wall between this bathroom and the current utility room on the right hand side needs to be removed (about a 2m gap) and a new beam/plinth installed.

A new bathroom suite needs to be installed (bath, sink, toilet and free-standing double shower cubical) in the extended bathroom. The shower will be a power-shower running off the combi boiler. Bathroom walls, shower and floor need to be tiled. The new suite can make use of existing plumbing.

A new mirror, with a light above it and a shaver socket needs to be installed above the sink.

Utility room

The existing washing machine and dryer are to be moved into new utility room which will be accessed from the bathroom.
In the existing utility room there is currently a non-functioning shower cubical, a toilet and a sink which will need to removed.
The new utility room floor is to be covered in waterproof vinyl flooring. The dryer needs to have a vent installed on the outside wall - dryer to be installed against the outside wall.
The new utility room can make use of existing plumbing.

A new partition wall needs to be installed between the utility room and adjoining bedroom - this is currently a sliding door.

In both rooms a new ceiling needs to be installed with spot lights in the bathroom and a standard light fitting in the utility room.

Skills required - builder, bathroom fitter, plumber, electrician, plasterer, carpenter, tiler, floor fitter

For all the jobs the builder needs to supply the materials, we will advise on the style of the bathroom suite, and colour / type of tiles and laminate flooring

Rough plans can be provided on request but detailed plans and structural calculations need to be made. The job needs a building notice from the council.

We wish the work to start in mid-March and be completed by the end of April 2013 at the latest.

We are looking to convert our downstairs layout to open plan. There are several aspects to the job.

The removal of a non load bearing partition wall. This also includes removing some existing door frames. As we live in a house that is spread over 3 floors (incl loft conversion) we are under the understanding that we will require approval from building control and the possible installation of a new door. We will require the contractor to take this on on our behalf.

Plumbing. Existing CH and Hot and Cold water run upstairs through the partition wall that is to be removed, to where the immersion used to be. We have a reasonably new combi boiler in the kitchen and require all plumbing going up stairs to be rerouted. There is a reasonably easy route near the boiler by the waste pipe. We also need the boiler moved ½ a meter on the same wall to make room for cabinets. We are also reconfiguring the kitchen and require the plumbing for the washing machine and sink to be relocated.

Electrical. As we are reconfiguring our kitchen, sockets need to be moved and light switches in the wall to be removed need to be relocated. We require some works on the ceiling lighting.

Initially we will be relocating existing kitchen hardware to the new configuration however shortly after we will be installing an Ikea kitchen. We intend to do this work ourselves however you are also welcome to quote for this.

Hi Hugo, you have some cracking reviews here so wanted to get in touch.

If so, we want to push through a kitchen wall to open up a "dead" room into one area - and fit a new kitchen with an "island" - in a new house we have just bought.

The wall is structural, will need a steel beam/RSJ (know this already) and the distance is 350cm-ish between the "pillars" where it would be concreted in.

Height - not measured but is a reasonable height ceiling (house is period, circa. 1906).

We'd like an all in quote - actually prefer a visit to see/chat ASAP as we want to get on with this - incl. VAT, labour etc. No surprises!

We will actually need quite a bit done in the house (we are certainly not loaded so need quality and cost-effective, which all your reviews point to) so we hope to find a good builder we can trust and then all the work can be done. Kitchen first.

Next up (to be discussed separately, no quote this second!) is painting/decorating (It is a three bed house over two floors with extension/wood conservatory so maybe 8-9 rooms and hallway total), some lovely wooden floors need a sand/re-stain/varnish, we'll need a bit of carpet to put over the stairs, upstairs landing and one room.

And we are looking to convert a bad addition of a small extension cubicle into a utility room/downstairs toilet.

Wanted to give a full picture as there could be a nice bundle of work - but it is all predicated on the kitchen wall push-through first.

We currently have a cellar that we would like converted into a spare room. The job would require stripping out any old pipes and cabling that is no longer required or dead. There are a number of pipes and cabling that will will need to remain such as central heating system, gas and so on. The cellar is not overly damp but I assume some kind of tanking treatment is probably the best way forward. Walls then to be plastboarded or rendered and plastered over for smooth finish. Ome issue with the cellar is headroom clearance, would like to discuss possible ways of lowering existing concrete floor if at all possible. There is an existing coal shoot that we would like to keep and install window in it's place. Site visit recomended to discuss in more detail.

We need a stud wall built between the living room and spare room / nursery. The dimensions are 3m wide x 2.40 tall. As this is going to be a nursery soundproofing needs to be incorporated as well, and on one side some shelves, if possible. Complete modernisation of 1960's 3 storey townhouse. The ground floor needs a new interior layout to include: converting the garage to a room, building a small extension and plumbing in a kitchen. The hot air heating system needs to be removed and replaced with a new boiler and rads on all 3 floors. New electrics thoughout the house. Removal or skimming of artex on 2 floors including some ceilings (what were they thinking!) I don't have an enormous budget so I'm looking for a symapthetic builder who can advise what needs to be done first/all at the same time and what can wait for a bit. I don't need a designer or a project management company but I would like to work with a builder who can take overall charge and subcontract to other experts when required.
