Remove a supporting wall of around 6ft and fit lintle or steelwork as directed by current building regulations with all sign offs. I haven't moved into the house yet but have an idea that this is a must have if the ground floor plan for the kitchen is to work. The house is two storeys and its the internal wall in the kitchen through to dining area that requires opening out. Maximum opening would be around 10ft I guess. There will be open fire (log burner) in the dining area which may require some chimney and hearth work but nothing major. Im more concerned with costing the wall opening. This costing has to be budgeted into the home purchase which is why this job is posted. i can appreciate that not being able to look at the job in question makes it impossible to be accurate but a reasonable estimate is appreciated as long as it not plucking a number out of thin air.

Relocate light switch, electrical socket and TV aerial point. Insert transition strip between existing floor finishes. I'd like quotes for some work. Ideally broken down into the following aspects as eventually I'm looking to convert a kitchen and dinning room into one room probably over several stages (depending on costs).

I'm assuming you will order and supply or source all materials included windows, doors and steel beams etc.

You need to be FENSA registered and a registered tradesperson e.g. Federation of Master Builders etc.

Ideally looking for one person/team to continue through to do the whole lot. Happy to provide photos and more info if needed.

a)

1 downstairs double window to French door conversion - I just want the window taken out, dropped to the floor line and French Doors put in (ideally with a cat flap). It will need a step constructed underneath it out side etc.

This will also require a radiator to be moved as it is currently under the window to be replaced. The floor is carpeted so can be removed if needed and I'd pay to get it refitted.

b)

Quotes for 3 upstairs (1 double window, 1 normal and 1 bathroom) and 1 downstairs windows to be replaced with uPVC windows.

c)

I have had a structural engineer look at the diving wall. 2 steel beams are required to support the load (I have the specs he drew up).

Ceiling, walls and floor sorted following removal of the wall.

Another radiator would need to be moved once the wall is down and an internal door is required.

Back door would need to be bricked up, boarded, plaster etc.

We have a doorway that goes from the hallway to the bathroom, i would like the doorway to be blocked up and a new one put in going to the bedroom m- this work is all downstairs. We would also like the bathroom ceiling plastered.
