Smash up concrete in back yard
Strip wallpaper / lining paper from all rooms
Open up the dining room / kitchen wall to make a big kitchen diner – the dividing wall is a chimney breast so will mean starting from the roof and working down
Fit steel RSJs into roof for loft conversion
Fit new staircase for loft conversion
Make hole for new kitchen window at rear of house (current one is too small, remove it and close this up)
Open up sitting room / dining room wall for better access
Open up sitting room / lounge wall to make 1 big living room
Open up bathroom / bedroom 3 wall to make 1 big room
Close off lounge door, dining room door and bedroom 3 door
Move soil stack to rear wall of house, want to move bathroom to bedroom 4
Re-wire whole house putting in more sockets where needed, can fit new board and wire for loft conversion

Our garage has previously been converted to an indoor room, we would like to put up a stud partition partway across it. This would also involve taking away a shower from our downstairs cloakroom, and relocating the door to that bathoroom.
One extra door frame to be supplied, we already have the door itself.
The electrics for the ex-garage will need to be split and those for the bathroom modified.

I have recently had external insulation started on my concrete house. The lip was removed from my sliding patio doors which were replaced 3 years ago. These patio doors were put in around 23 years ago and replaced a window. A large crack in the concrete was discovered across the top of the doors and I have been informed it could be structurally dangerous and the support Lintel needs to be replaced. The insulation company will not proceed until this is done.

The wall affected is probably a load-bearer and is an internal wall - hall to kitchen. The wall houses 1 plug socket and a power source to the boiler. We would like 3 quotes and what we decide to do depends on the price.
-to move the door in the wall 1.5 metres to one side (would mean moving plug socket and power source to boiler). This might involve fitting a sliding door also.
-knock down that wall entirely and relocate the plug socket and boiler power source
-to move a radiator 2 metres and fit an upright towel heater-style in kitchen (on a wall unaffected by above).
No planning permission needed but a building notice procedure is needed - have spoken to local assessor and this is in progress.
So the skills needed would be moving a door/knocking down wall, electrician, plasterer, plumber.

We want the kitchen wall knocked through to creat an open plan living space. The dividing wall is a structural wall (chimney) so RSJ's will be required to provide support. We were told (by structural engineer) it will need to beams (either side of breast) with columns built on to remaining walls to create further support for beams. As the living room floor is wooden the 'columns' will need to be built from the foundations.
We would like a quote for the labour & an estimate for parts.
