I live and I own a Town house and need a fixed quote which includes labour and material for a garage to be converted into a bedroom. In the road I live approx 40% of identical town houses have already converted their garages so planning permission isn't an issue. The garage measures 255CM Width and 510CM length, so approx 2.5M x 5M.

The garage has a concrete floor and there is a 10CM step/drop from the hallway entrance into the Garage. Which should allow for easy installation of insulation and a new wooden floor which will eventually be covered with carpet.

The garage has an up and over garage door which needs to be replaced with an insulated and damp proof brick wall and double glazed window to match existing brick work and windows.

There is an central heating pipe which runs for approx 3M along the existing ceiling but this could be boxed in. The existing ceiling needs to be replaced so looks like other ceilings inside house.

There is an electric meter that needs to be hidden out of sight by having a small cupboard built around it.

All 4 walls are currently open brick work so need to be covered in plaster or plaster board could be used.

Electric sockets need to be added to 2 of the walls.

New door needs to be hung for Hallway entrance into Garage.

So to sum up the job entails...
New raised insulated wooden floor which will be carpeted
All 4 walls covered in Plaster or Plaster board
Garage door replaced with a Brick wall and Double Glazed Window (matching exisiting bricks and windows)
Electric Meter hidden in a cupboard
Gas Central Heating pipe hidden out of site, i.e boxed in
2 pair of new Electric Wall sockets added

Remove part of wall between dining room and kitchen. This will be removed from the current door way extending to 1.65m.
Fit an RSJ (this can be hidden into the ceiling itself)
Re-site radiator, electrical socket, and light switch (to part of the same wall that isn't being removed)
Re-plaster kitchen ceiling to make level with dining room (approx 3m * 3m)

5 Make new hall in fount part of garage make shower room with WC and sink in back part

7 Remove all rubbish

To block up one single door way remove wood frame etc, ready for plaster.This i think will be brick as is will never be opened again and will form a corner or the kitchen.

Then to continue brick work and frame removal in hall way to fill current frame work with glass and move current kitchen door way in stud wall partition to the right. then finished etc ready for a door to be hung again

Needs to be seen to fully explain fully, house is empty so working conditions easy, am looking to get it done as soon as poss.

Knock down wall from kitchen throu to dinning room install support ,about 8 ft wide ,block up existing kitchen door , as well as blocking external door with brick on the outside .
The inside wall is bick , house about 60 plus years old so solid .
