The existing conservatory is a lean-to extension to the rear of the property, made up of timber frame and timber cladding. The roof is lean-to onto a pebble-dash finished external wall, felt covering. There is a sliding double door from the dining area out to the conservatory. The existing conservatory has 2no double doors. This is to be replaced like for like (ish) with more robust materials, i.e. brick & tile or full PVC, new footings may be required. The footprint of the extension is to remain the same or within a few inches. It is currently being used for washing machine, kids toy storage, extra fridge, etc... (Tenanted). There is vehicle access to the rear of the property, however, this should be checked.

There is 'external' drainage within the conservatory that will need attention, that is to say, it will need to be covered/sealed but accessible. The electrics are to remain and made safe upon completion. Approximate size of the conservatory is 2.5m x 4m. There is an 'outside' toilet also housed/accessed via the conservatory which needs to be maintained.

The property is currently tenanted, the managing agent will be advised once serious interest is shown. I am living in Australia so the 1st point of contact for access, etc... will be the Agent, however, I will take over from them to discuss finer details.

I am eager to complete these works as soon as possible and need a reliable and trustworthy builder who can carry out these works on a supply and build basis. The existing building is to be removed and disposed of also. The tenant will be given 1st refusal on the decision of the colour scheme, however, I will expect the successful builder to provide options with regards to the structure itself. For financial reasons, I do not want an all singing, all dancing extension. I just want a soundly built room to facilitate its current use and that will last 15-20years minimum but that does not cost me the earth. A guarantee is a must.

Reclad old conservatory externally

Old conservatory (1970's) external walls appear to be some type of laminated chip board panels. The laminate is bubbling and peeling exposing the chip board. Currently it appears dry with no sign of damp inside. We require PVC cladding to be applied to outside (think it's called shipboarding?) 2 walls. Wall 1 approx 4mlong by 1.3 highWall 2 1.60 long, 1.3 high.

Would like this done soon but would be really excited to get it done before partner decides they can do it!
