We have an electric fire that needs to be removed (including the surround). The fireplace is modern (in a new build property approx 10 yrs old). We believe that the fire is cabled in behind the surround but would like an expert to remove it. If any damage to the wall caused by the removal of the fire can be done at the same time (and the fireplace/fire taken away) that would be a bonus.

The fireplace currently has an outset gas fire installed, which has been capped off.
The installation of a new inset focal point ILFE gas fire is required. We have been advised that new recessed stater sections are required to facilitate the new fire.
The one engineer we have had to examine the job so far has also stated that a new gas style 2 ridge terminal, cowl and flue adaptors are required, as well as the clean out of the asbestos cement flue and a retest of the function.
Overall, the quote we have been provided with is extremely high. We are looking for the cheapest price possible. Advice as to whether the above is really necessary to meet safety standards would also be appreciated.

"What do i have to do to find a good, reliable and capable builder?"
We have an old (several hundred years NOT listed) period property that has 3 internal fireplaces with 3 seperate flues going up the outside of the gable end wall.
The chimney flues themselves have no internal linings, and are made from stone and are rendered on the outside, and as such they have sufferd quite badly from the sulphurication on the smoke and as such the whole chimney is now at risk of collapse. Also the roof ridge stones and hip stones will need resetting.
This is no means a small job, but try as i might i cannot seem to get any company of reputable credentials to come along and satisfy me that they can do a good job at the right price.
I am looking for somebody that can do the whole job start to finish, and will not mess me about.
You will need to organise scaffolding, removal of waste, flue linings, plastering, rendering. All on a very old house that comes with its expected "irregularities".
Before we start
1. i will only pay on completion. If this means paying in stages as stages are completed then thats fine, but dont expect payment up front for materials.
2. i expect to see full insurance documentation.
3. i want an agreed deadline completion date to be adhered to
4. i want a fixed price
sorry to be a bit awkward on these things, but this is not a small job and i am tired of explaining the same things over and over to tradesman that are wasting both our times.
For the right builder that does a good job first time, there are plenty of other jobs available.
