We'd like someone to remove the chimney breast from the ground and first floors of our property, and add a supporting gallows bracket in the loft. The ground floor currently has a brick fireplace which we would also like removed.

The chimney breast is approximately 4 ft wide, 1 ft deep.

There is currently a gas fire in the fireplace, but this will have been disconnected before the work starts.

Upstairs, the chimney breast is currently hidden inside a built in panel / wardrobe (see photo). This can be removed and will be scrapped, so it shouldn't cause any problems.

Both rooms will be completely empty of furnishings / carpets etc.

A second chimney breast has already been removed some years ago, but is currently unsupported in the loft. We would also like you to support this with a gallows bracket, if possible.

There is a driveway at the front of the property for access and placing a skip.

We have spoken with our local building control office, and confirmed that they are satisfied with this plan.

Once removed, we would ideally like any necessary floorboards, ceilings, skirting boards and coving replaced, and the wall plastered. We are also considering having the rest of the two rooms (an L shaped lounge, approximately 7m x 5m, and a bedroom, approximately 4m x 3m) reskimmed at the same time, depending on the cost.

We would ideally like the work to start in around 2-3 weeks time.
