My chimney is in need of repair. At a minimum, relaying the top course of bricks, rehaunching, repointing and repairs to the lead flashing.

Have a shared chimney that was completely rebuilt 7 yrs ago. Chimney was rebuilt with no pots , just two slabs over the top with gaps in brickwork for ventilation.
Builder ( cowboy) at the time assured me this would meet gas fire regulations.
Just got round to having new fire fitted, but alas, this does meet with current gas regs!
Top 3 courses need removing , along with the said slabs. Then brickwork needs benching out and the fitting of two pots that meet with current regs.
chimney was once for open coal fire , but has been swept and redundant for over 20 years.
Don't know if this job can be undertaken using roof ladders etc , as concerned at cost of scaffolding the whole chimney again.
