1- Front of house needs rendering(If that what it's called?)
2- Windows need fitting to the back of the house
3- Bathroom needs restyling/decorating, shower screen to be fitted & flooring laid - poss new toilet to be fitted
4- Some cosmetic plastering & painting to be done.
5- Maybe some other bits I can't think of at the moment!

I would like to have built a raised border around the edge of the lawn area about 2-3 bricks high (yellow London stock?) to separate the flower beds from the grass area. It is a terraced house so all materials must pass thru the ground floor.

Require: widen opening to 3.2m to accomodate bi-folds. Strucural engineer states catnic CX70/100 (he assumes 75mm cavity) required, 3.5m+ in length (needs min 150mm overhang). Plans + planning permission already sorted, and building control fees paid.

*The old kitchen to be removed along with 2 non load bearing walls
*A new floor laid
*Any work to the walls that needs doing
*Bannisters put in along the stairs (this is where one of the walls we're removing currently is)
*A new boiler installed in a new location
*A whole new kitchen fitted
*A washing machine plumbed in at the bottom of the stairs

There will inevitably be some other jobs that arise but this is the main stuff. Ideally looking to get this done in December.

I am looking for somebody that can carry out the following pieces of work at my house in Stoneleigh:

1) Supply and fit extractor fan for bathroom, exhaust through either wall or roof. Easy loft access for the bathroom ceiling
2) Supply and fit bathroom shaving socket - including electrical wiring
3) Front triangular facia above bedroom window repainting
4) supply and fit chinmey caps

I have been trying to find a weekend spare to do this but have not had a chance with the kids! I also don't have a roof ladder so can't do the chinmey caps.

I can supply materials if required, otherwise please qote all in. I am of course looking for a very good price so I think this would suit a handyman rather than a branded building company, but am happy to receive quotes from anyone.

Job Description

I need to remove a wall between my living room and second box room, to create one room. The flat is a ground floor flat in Tooting Bec - the wall is the old exterior wall of a converted Victorian terraced house.

A structural engineer has been round to make an assessment/draw up plans and has suggested a 200mm upright each side of the room (12 foot wide), creating a "goal post" format. One side is already in place to allow for an archway access to kitchen.

Once building work is complete, will need to organise plaster of space left over.
