i would like a basic stud partition wall 9ft x 7ft 8" (approx) erected to separate the kitchen area from the dining area (going to be turned into a bedroom). i would like any quotes to include the fitting of skirtings similar to those that i have in the rooms already.

as this wall will close off the access to the kitchen, i would like a doorway put in between the living room to the kitchen. this is simply 'uncovering' a doorway that used to be there before the extension was built but has been covered up by plasterboard and plaster. it is just a standard single door size but i am unable to give measurements as obviously i can't see it at the moment and i have not yet bought a replacement door. the other doors in the room are light wood with 15 panes of glass (3 along & 5 down) i am happy to hunt for one similar myself or for this to be included in the quote (please advise on quote whether or not this has been included.)

i am on a tight budget for this but obviously don't expect anyone to be working for nothing so i am basically looking for as good quality workmanship as i can get for a reasonable price. i hope i have explained what i'm looking for well enough but please ask if i've been unclear or left anything out.

I previously posted this job to start with instalation of central heating. This has now been done by a heating firm. As they do not do anything other than heating system installation, I am now posting the remainder of work I want done at this stage.

The house is an ex local authority 3 bed mid terrace. It has solid walls throughout and solid concrete floor at ground level and floorboards upstairs. I have stripped back every room to bare walls and stripped away old window surrounds and the skirting boards (these will be replaced by me after completion of below work). I have removed the fireplace in the living room. The kitchen only has the sink remaining plumbed in. The bathroom has been gutted leaving only the toilet bowl. The house now requires new ceilings, some electrical work and plastering.

• Please give as detailed a breakdown of costs are you can.
• Please state whether quote inclusive or exclusive of VAT.
• You must be qualified to carry out the electrical work.

Hall (not measured: roughly 14ft at ground level, upstairs to landing)) + Vestibule roughly 5ft x 5ft) Happy to review exact cost of Hall ceiling once measured/viewed.

2 new double electric points added to room -cabling to go behind skirting (which have been removed) and raggled up from skirting roughly 6 inches)

1 new double electrical points installed (can lift floorboards) raggle up roughly 6 inches
Plaster ceiling, window area and any part of wall damaged during raggling of electrical socket.
(Possible removal of built in cupboard – will need to discuss)

Bedroom 1 – 14’3 x 10’6 (4.3m x 3.2m) (due to roof leak, which is now fixed, Ceiling has already been removed in this room)
Removal of built in cupboard
Rubble removed offsite
Walls repaired and plastered where cupboard removed.
Ceiling replaced and plastered (overhead electric light fitting left hanging in the centre).
Window area plastered.
2 new double electrical sockets installed (can lift floorboards) and raggle up roughly 6 inches.

Additional work
In some rooms a skim over of the walls may be required. This can be determined on viewing the job and priced accordingly.

Before purchase previous owners had chimney stack removed. Fireplace and internal chimney still remain. I want to install woodburning stove. Roof was just redone summer 08 but at time had not the funds to get chimney done at same time. Will take advice on whether this done now or later. Therefore could possibly could be included in job.
