I would like to achieve a combination of Gas/Solid fuel fireplace, so I can light up the fire with Gas and then able to turn off.

The living room is to be decorated soon and considering laying laminate flooring so would like this job done prior to the decoration

The fireplace has already been opened and audited and chimney has been sweeped.
Currently purchasing a Gas only fireplace (verine meridian) which will require fitting. some of the brickwork will have to chipped away and probably the plaster around the fireplace has to be prepped.
This will be a hole in the wall installation on the ground floor
The gas outlet is already at the fireplace but may consider concealing the pipe if price allows

I would like to install a traditional fireplace. The original was removed and covered up with a wall mounted gas fire. There was an issue with leaking gas so I had it disconnected.

I now need to re connect the gas.
Knocked through to the original fireplace and make good. I have yet to buy the new fire and surround, once I know what I'm doing I'll buy one, I already have a good idea what I want.

I live between Earlsfield and Tooting in a 1950's house that I moved into six years ago. I have had two sets of builders in, one of whom was OK, the other was terrible and it has made me leave quite a few jobs for a few years that I should have done and I am keen to work with someone who can cover most, if not all, of the work.

I am keen to get things started as soon as possible but will wait to ensure I have the right people working on everything.

The work I am interested in is as follows (outside and downstairs loo take priority):
Back Garden (access only through the house)
Fencing the garden, relocating the shed (need to move two large bushes and put hard standing down) and refurbishing it (unless you recommend I get a new one)
Creating a decking area (I think the garden is too small for a pergola but would like to discuss) and covering up ugly concrete areas / path
Cleaning the roof facing the back garden (very mossy)
Adding my own downpipe from the guttering, repairing / replacing existing guttering
Adding the correct outflow pipes so they drain correctly
Downstairs Loo
The toilet is an old Sanitop (sanilav?) and has recently decided to make a lot of random noise and will need checking / repairing / replacing
Lay flooring (currently concrete) - have bought laminate but no underlay / cushioning (need advice for suitable type)
Check ventilation in line with regulations – add in if required

Checking the plumbing and repairing the kitchen tap
Checking the electrics behind the fridge

There are 4 electric storage heaters I would like removed/ upgraded/ converted to gas central heating depending on price (the flat is connected to gas for the cooker).

I own a Victorian terraced house that used to be 2 flats, hence the upstairs fire escape at the back.

The old iron steps have been removed.

The doorway will need the door removing.

I have bought 600 London stocks for the job, but a few more may be required.

The doorway is 230cm high and 80cm wide. No internal finishing required.

The picture shows the white door, and how my neighbour on the left of the image already had their old fire escape closed off. A similar job is required.
