Cleaning, tanking and plastering a damp cellar
- Location: Northampton
- Hired: A & J PROPERTY CARE
- Trade: Conversions - General
- Positive feedback on 20th Apr 13
Job Description
I'm looking for someone to clean up a damp cellar and damp-proof it using a membrane (Newton or similar). A sump pump may be required and there is a sewer access which will need to be properly covered but also accessible and this could also be used for drainage.
It would also be good if you could do the sockets/lighting as the fuseboard is also in the cellar.
Once this is done, I require it plastering and left suitable for painting.

To clarify some enquiries:
It is a standard victorian terrace cellar with around 6ft from floor to ceiling and roughly 13x13ft. I am not looking for a full 'habitable room' conversion (i.e. buildings reg compliant) as there is not really enough space to make it into anything useful plus may be be issues with fire escape requirements (i.e. large enough window to escape through) as it goes straight onto the pavement. My main requirements are cleaning and tanking along with with electricity/heating so it can be used as an additional room.
There may be scope for digging down to improve the head-height - options for this would be useful.

reinstatement of wall between two rooms 156cmsx194cms
- Location: Wellingborough
- Hired: Smith Property
- Trade: Restoration & Refurbishment
- Positive feedback on 26th Feb 13
Job Description
A supporting wall separating dining and front room in a victorian property was knocked though in the 70s to accommodate a glass sliding door. The door has now gone because it was dangerous and horrid. The space left behind is a hole approx 156cms W x 194cms H which will need to be blocked up to reinstate the two rooms as I hate the open plan layout. Both sides of the wall will need to be skimmed and left ready for painting. There will also be a little bit of wood work with regards to matching skirting to existing skirting in the dining room that was put in following damp proof works several years ago.
Plus either repairs to exisiting or a new frame will be needed for the dining room door.
I will need an itemised quote to include labour and materials.
This hole was not mentioned in the "full" structural survey that I had done 10 years ago possibly because it was covered by the door. I dont know whether building control is necessary for this work and would need to rely on the tradesman to advise me.
I would prefer local tradesmen if possible but would not exclude anyone as long as they have the necessary skills.
If the work cannot be completed before mid March then it would need to be postponed until after Easter.
