The shed itself is structurally fine. It is accessible from both sides and the front, and have neighbour's permission to enter her garden for the back of the shed if needed. You will need a ladder.

Could you please provide a quote for upgrading our loft space?
Currently the loft is hard to access, musty and dusty, has limited boarding and a small hatch and seems to suffer from some condensation problem.

We would like to upgrade it as follows:
- Larger hatch to make entry easier.
- Improved insulation as the current is old and probably minimal. This may also require raising the flooring.
- Ensure proper ventilation to get rid of current condensation issues.
- New flooring covering at least the central section where ceiling height it reasonable. The current flooring has been damaged by drip from occasional condensation and need to be replaced.
- Make the space dust free, as far as possible. May require some covering of the inside of the ceiling or similar?

The goal is to make the loft storage space easier to access and more comfortable to use. We don't envisage a full on loft conversion by any means but it would be nice to get something which invites usage better then today.

The whole space is around 40 square meters but it is probably only the central section which needs boarding. The roof is around 2 m at the highest point.

Please also advice on any administrative issues required i.e. building control or similar.

Complete renovation of three bedrooms

We are looking for a team of specialists to complete renovation of three bedrooms only in a standard semi-detached house. New windows will be installed prior to renovation work. The dimensions of the rooms to be renovated as follows (1:50 floor plan is attached):

Bedroom 1 – 4.0m x 3.25m (window 1.76m x 1.46m, standard door)
Bedroom 2 – 3.55m x 3.85m (window 1.78m x 1.34m, standard door)
Bedroom 3 – 2.65m x 2.25m (window 1.15m x 1.30m, standard door)

Ceiling height 2.4m

Work required:

1. Remove all wallpaper and plaster where required from all walls and ceiling
2. Drain the central heating system, remove radiators, complete re-plumb
3. Complete re-wire as required, fit wiring for a total of 7 sockets (x2) plus a single ceiling light, single light switch per room
4. Re-plaster in places or dry-line with standard plasterboard to internal walls and ceiling, insulated plasterboard to external walls, skim
5. Fit new radiators (will be supplied) and electrical fittings (will be supplied)
6. Remove old doors and fit and paint new fire doors (will be supplied) with frames
7. Paint walls and ceiling (paint will be supplied)
8. Sand down and varnish floor boards
9. Fit and paint new skirting boards
10. Refill and test the central heating system

Work is to be completed on a tight schedule starting at the end of October. Please give us the expected duration of works (this is very important). Please quote for labour only and separately for the likely cost of materials (with exception of items that we will supply regardless).

I have 2 ground floor windows that are without lintels and need them before I fit replacement windows.
Window one is 1.7m wide and has a soldier course + one more course of bricks above it. Above that is a soffit where a pitched roof runs down from a upstairs dormer window.
Window two is 2.3m wide has a soldier course above followed by brickwork running up to a bedroom window.
Only the outside bricks need supporting so perhaps a 90 degree support would suffice ?
We would like to avoid internal damage so the use of No More Props tool would be preferable (and a lot quicker !) than the old fashioned needles. This would only be needed on window two as standard acrows would be enough for window one.
In summary, to remove enough brickwork to fit a lintel then relay bricks to suit.

Rebuild Chimney Stack

Our Party Wall chimney stack to our two storey, 1920s, semi-detached house is in a poor condition above the roof level. The faces of several bricks are now falling off and bricks look to be generally misaligned and loose. The chimney stack looks to need rebuilding on our side of the property, with at least some repair work on our neighbours side. The chimney stack is approx 3.5 bricks wide by 7 long (8 pots total, 4 on each side) and we estimate 10 courses would need rebuilding at this stage. Please quote to provide access, materials and labour, and any other costs for rebuilding half this size chimney and repointing half, and replacing say 5 bricks on the repointed side. The lead flashing may need to be rebuilt into the new brickwork. If you believe it likely to be cheaper just to rebuild the whole chimney stack please provide an alternative price for this as well. We are structural engineers so would propose to look at the chimney up close with you once access is in place to agree the final amount of work. We will need to split the cost fairly between ourselves and our neighbours, so we will need a breakdown of the work on our side and on theirs.
