We are looking for a refurb specialist in the Guildford area. Our newly acquired Victorian house in Bramley (GU5) is sound but in need of a cosmetic refresh.
Firstly, every room (3 beds; 2 receptions) in house needs paint work done (filling and sanding where necessary).
Assess work needed to lift carpets and expose floor boards in two downstairs living areas (two rooms) with a view to sanding and varnishing.
Quote on two small bathrooms in need of refit. The upstairs bathroom is tiny and is essentially a shower room, we need a quote for putting in a new shower unit, new toilet, wash basin and tiling walls and floor.
New light switches and wall gangs fitted in all rooms, new ceiling light fittings in all the rooms and gas fireplace in living room removed and area plastered but left open for candle arrangements. Some radiators also need replacing.
There is a wash area out room between kitchen and downstairs bathroom where we would like to do some minor alterations, which would entail a work surface being shortened and some rails for coats being put in place.
We are seeking an expert who can handle all of the jobs stated in an all encompassing manner to an all inclusive budget once agreed.

I have a downstairs window around 2.6m long in a cavity wall. The unsupported soldier course above the window has failed, probably due to the original steel framed window being replaced by uPVC double glazing.

Would like the bricks above the soldier course to be supported by strongboys/props, would like the old soldier course removed, a cavity lintel inserted (can provide the lintel if necessary), and the soldier course rebuilt over the window. Not looking for any other type of remedial work.

I'd like to employ someone who can demonstrate previous experience of this situation.

I have a drain pipe that goes into a blocked up drain so the water just floods my garage. I think it needs digging out, but there may be other solutions. I had a professional round to clear the drain but he was unsuccessful. Ideas welcome
