Rectification of a leaking roof, damp around doors and windows.
Insertion of a window on rear wall of garage – 6ft by 4ft high window with 2 top openers (as per building regulation specifications).

Flooring of garage as per building regs.:
Addition of a damp proof membrane 1200 gauge minimum vapour barrier from the front red brick wall and in the front doorway entrance to the rear of the garage to reduce damp in garage i.e. covering the whole of the garage floor.
Addition of minimum 70mm Celotex floor insulation / thick polystyrene insulation (as per building regulation specifications).
Addition of 50mm minimum reinforced sand/cement screed on top of the polystyrene levelled out.
Building of a step and hand rail leading from the dining room to the utility room.
Bring up level with threshold / sill on external side of front garage door (in concrete ) in a ramp effect
to offset the height / tripping effect of a raised floor area when walking into the garage from outside.

Building a CONCRETE INSULATION BLOCK wall around all walls ensuring proofed against damp ensuring adequate wall THERMAL INSULATION PLASTER BOARD (Gyproc Thermaline super) is used (silver sided both sides) with a minimum thickness of 30mm (as per building regulation specifications). Please also quote for insulation plaster board of 50mm thickness as well.
Please ensure adequate trickle vents / mechanical ventilation is installed (as per building requirements) for the utility area to avoid the build up of moisture and mould as it has already occurred in the garage area).
Any plasterboard used needs to have the silver effect on both sides to limit any effect of water damage.
Building a CONCRETE INSULATION BLOCK wall half way across garage
Insertion of door half way down garage (the door has already been bought and is located in the garage area).
Waterproofing / sealing of all walls as applicable with Unibond (to ensure no damp will affect any of the plaster as has already occurred in the garage area e.g. around the front garage window).
Insertion of roofing insulation between the roof struts of the garage roof (as per building regulation specifications).
Plasterboard on top of this insulation (please use plasterboard with the silver effect on both sides to limit any damage from moisture).
Plastering of all internal walls and ceilings.

External work to be carried out in garden area at back of garage:
Adding of drip approximately 1 foot off original floor and smooth finish with cement.
