Looking, ideally, for a single quote for all of the work. The toilet cistern and pipes are sited inside a tiled wooden frame, which restricts access.

We have 2 jobs that we need done/quotes for.
1. Tiling walls and floors in a loft conversion shower room. This will be paid for privately and ideally done yesterday! We have the tiles but would need the contractor to provide matting suitable for a suspended floor, adhesive & grout.
2. Remedial works in the main family bathroom. This was installed 6 years ago, the walls were ply lined and then tiled in travertine. It would appear that the shower pipe work has leaked behind the wall which has led to wet rot in both the bath frame and 2 walls where the shower area is so these will need repairing as sympathetically as possible. Our insurer has asked us to get quotes.

Job Description
I have a shower cubicle in the bedroom which is in need of a new silicone seal. It may also need the tray taken out and cleaned up underneath in case of any permanent damage to the floor. The neighbours below are seeing leaking and damp patches on their walls/ceiling below.
The cubicle is old and the setup itself is slightly ridiculous (being a shower cubicle in the bedroom) but the intention is to do a loft extension eventually and so this problem needs a quick fix to stop any further damage and problems before a proper rebuild is started. I basically want to keep my neighbours happy before I get planning permission.
I am away in Australia right now so communication between us can't be so fluid but the tenant is a friend and helpful, the neighbours also and my cousin lives close by. Your help would be greatly appreciated.

Job Description
Background : 5 floor flat in central London with small bathroom (w154 x l232 x h262 cm)) with no window. Currently holds bath with shower, toilet, sink, under sink cupboard, large cupboard with washing machine inside. The extractor fan is broken so mould has built up on the ceiling. The toilet and bath are in good condition so we would like to keep them.
We would like:
Extractor fan replaced.
Mould removed from ceiling and ceiling edges. Ceiling and walls repainted. Light fixture removed and replaced.
Large cupboard (w77 x d67 x h262), cupboard under the sink (w76 x d43 x h83) and sink removed and replaced (may include taps being re-plumbed into back of the alcove - currently on right of the sink on wall). Currently has a light wired into the side of the large cupboard – removal of this and possible replacement.
Tiling around sink on three sides to cover approx. 0.5m2
Tiles around shower removed and re tiled to cover 3 walls approx. 6.4m2
Side of the bath replaced with flat cream panel.
Wall mounted towel radiator removed and replaced.
Tiles: Probably small square stone tiles
Paint: Cream
Cupboards: We would guess this would need to be custom made. We would like a two door cupboard under the sink with a shelf (counter top sink). The large cupboard (2 parts – smaller part at top) needs to hold a washing machine and two shelves. Smaller cupboard at top no shelves). Ideally we would like the cupboards to be made of fairly inexpensive wood with a medium dark stain with stainless steel metal handles.
We will buy: Sink, radiator, tiles, cupboard handles, light fixture

Please note we are also considering having a new stainless steel shower fitted with a new shower screen.
We are also considering having the large cupboard mirror covered.

The bathroom is approx. 218cm x 228cm in Canonbury, Islington. The quote is just for labour - I have chosen and sourced all the fittings and fixtures, and can email a list with links so you can see what they are, plus a rough floor plan. A cabinet maker I've used before will make a built-in storage unit around the BTW toilet and make an airing cupboard for the boiler.
PLUMBING
· Install new bath, wall-hung basin and BTW toilet and cistern. Move the basin about 25cm along from its current position
· Chase piping into wall and move below floorboards where possible
· Move boiler to adjoining wall so it’s more accessible
ELECTRICAL
· Shaver socket on shelf above toilet – let in flush with back of cabinet (I guess my cabinet maker would complete this)
· Electric towel rail with push button timer, wiring chased into wall
JOINERY
· Replace bullnose moulding at bottom of window with the same moulding that surrounds the window, so it’s flatter and doesn’t stick out and get wet when the bath is used
· Replace box for piping along bottom of wall behind basin if it's not possible put pipes under floorboards
TILING
· Remove old floor tiles and hardboard, level floor, tile floor and side of bath with black ceramic tiles and black grout, going under toilet, airing cupboard and possibly bath
