Job Description
We are looking at dividing a ground floor room into two and installing a shower room with WHB and WC in one half with a utility room in the other half. Apart from supplying, plumbing and installing the sanitary items, as it is not just a refurb the following will be needed: -
-dividing wall to split existing room into shower room and a separate utility room
-drainage from manhole in back garden - shower room will be on eternal wall about 2-3m from manhole. Ideally and external open top gulley for shower and WHB but would like the stub stack for the WC to be internal to pick up waste from washing machine in utility and a boiler condensate drain in the adjacent room. includes all external trenching and making good
-existing water services to an upstairs ensuit to be disconnected and rerouted to serve shower room and water supply to utility room. These are run in the roof space of the single story extension where the shower room is to be located
-the existing pump to the ensuit is only couple of years old so can be relocated with power supply in the roof space
-split lighting circuit and relocate/provide new lights
-mods to existing power within room - new outlets in utility, shaver socket,etc
-existing radiator to be changed for smaller one. the pipe connections will need to be moved as will clash with the shower tray. The heating system drain is on the opposite side of the wall to this radiator so suggests the whole heating system may have to be drained to do this.
-potential for built in joinery for WC and WHB with cupboards above
-tile wall and floor including including suitable backing board and base floor
-plaster utility room side of new wall
-extract to shower room and utility. fans can be located in roof space with exhaust through side wall.
-vent in wall for tumble dryer

It is a straight replacement (i.e. no relocation of pipes) of these items so no further redecoration will be required unless tiles are damaged and need replacing etc.

Remove existing bathroom (corner bath, close couple WC, sink + pedestal)
Run new pipes for bath/ shower.
Install bath (1700 x 750)/ shower valve & shower ceiling arm + shower pump.
Install new sink & pedestal.
Install new close coupled WC (same place as existing and same waste position).
Plaster all walls and ceiling (currently artex).
Tile wall above bath & surrounding area (including shower enclosure). approx 6 sq m.
Paint remaining walls and ceiling.
Install extractor fan & run to outside soffit. (electrics provided by customer)
Tile floor (about 3.5 sq m).
All furniture, tiles + fittings provided by customer, but not sundries/ plaster/ grout, plumbing etc.

The bathroom in our flat has a couple of problems which we need to have looked at and then have put right but we need an idea of cost first. First problem is that our shower screen leaks, so that water has got into/beneath some of the woodwork by the bath which looks like it's starting to rot. Second problem is that the bathroom door won't shut easily because (we think) water has now got under the lino, raising the strip under the door. We're considering having the lino replaced with tiles and need to know if this is a viable option.
