I bought the pub one month ago, local builder said i dont need any planning to repair and made a domer.
we have a visit from building reg and told us to get an architect to send and application.

ps. since i told builder about building reg visit, he say sorry and walk away ;(

Job Description

The main part of the project involves knocking through from the kitchen to the dining room to create one open space.

The following tasks are required:

• Dividing wall removed - this is load bearing and will need structural support - full structural engineers report has been completed and building notice submitted.

• Angled wall which currently forms a pantry space also needs removing to square off the room (again needing support). 3 beams in total required.

• The side door to the property requires blocking up

Additional requirements -

• Flooring where dividing wall is taken down to be levelled off if needed and made good.

• Walls which have been affected to be re plasted

• Relocation of 1 large radiator

• Preparation for new electrical sockets x 6 in the kitchen (cutting out for wiring)

• All debris to be removed and disposed off.

This is a basic overview of the project required. Full plans available at a later stage. Initially we are looking to see which companies would be available to complete this job in September and if any ideas of costs can be submitted.
