Job Description
We currently have two rooms (kitchen and dining room) at the front of the house. We would like these two rooms knocked into one and then the front of the house extended by 2 metres to create one large kitchen/diner.
So we initially need an architect to perform a survey, produce the plans, submit to High Wycombe council, and take through the planning process. We will also need building regulations approval (so whatever additional work that requires).
Now, a house just round the corner from us has just had almost the exact same work done (we would want the same except for the roof to have a lower pitch and perhaps be angled at the sides) and the planning application for this can be found here:

(The house in these plans had already had a previous extension to the side - which we don't have.)
Other info I can think of:
I don't believe the extension would pass over any sewers as these are to the side of the house.
The dividing wall between the current kitchen and diner does not seem to be load bearing as we know of several neighbours who have removed this without issue (no extra supports required). However, not sure if any structural calculations will be required for the supporting beams across the front of the house.
