We require the following drawings for a planning permission application we are submitting for a single storey ground floor rear extension. The following drawings are required:
- Existing and proposed plan
- Existing and proposed side and rear elevation

The extension will be 3150mm wide by 1300mm wide by 2480mm high with a flat roof and one double glazed window. We would prefer the person doing the plans to come and take measurements. The extension will be constructed in blockwork with a external rendered finish. The original house is a victorian terrace.

I am putting in an open planned kitchen in my flat. I need the wall between the existing kitchen and lounge taken down. This will be done by the builders installing the kitchen. I have to apply to the freeholder of the building for a licence to alter for this wall removal. Other flats with the same layout have applied successfully so I know it is not weight bearing. The service I require from the architect is to draw plans of the current and proposed layout with and without the wall. I need a quote for this job. My budget is limited so will go with the best offer.

Have a detached garage. Wish to expand it and join it onto the side of the house. One room would be 'habitable'. The rest would store cars. All single story. Need plans drawn up for Planning consent. Fairly simple job. Immediate start.

We currently have two rooms (kitchen and dining room) at the front of the house. We would like these two rooms knocked into one and then the front of the house extended by 2 metres to create one large kitchen/diner.

So we initially need an architect to perform a survey, produce the plans, submit to High Wycombe council, and take through the planning process. We will also need building regulations approval (so whatever additional work that requires).

Now, a house just round the corner from us has just had almost the exact same work done (we would want the same except for the roof to have a lower pitch and perhaps be angled at the sides) and the planning application for this can be found here:

(The house in these plans had already had a previous extension to the side - which we don't have.)

Other info I can think of:
I don't believe the extension would pass over any sewers as these are to the side of the house.
The dividing wall between the current kitchen and diner does not seem to be load bearing as we know of several neighbours who have removed this without issue (no extra supports required). However, not sure if any structural calculations will be required for the supporting beams across the front of the house.
