Job Description

We currently have two rooms (kitchen and dining room) at the front of the house. We would like these two rooms knocked into one and then the front of the house extended by 2 metres to create one large kitchen/diner.

So we initially need an architect to perform a survey, produce the plans, submit to High Wycombe council, and take through the planning process. We will also need building regulations approval (so whatever additional work that requires).

Now, a house just round the corner from us has just had almost the exact same work done (we would want the same except for the roof to have a lower pitch and perhaps be angled at the sides) and the planning application for this can be found here:

(The house in these plans had already had a previous extension to the side - which we don't have.)

Other info I can think of:
I don't believe the extension would pass over any sewers as these are to the side of the house.
The dividing wall between the current kitchen and diner does not seem to be load bearing as we know of several neighbours who have removed this without issue (no extra supports required). However, not sure if any structural calculations will be required for the supporting beams across the front of the house.

Job Description

We are looking for a builder to visit a property we are close to purchasing to give us a quote on work we want to do. Property is located on Clare Road, central Maidenhead.

We want to;
- Move the bathroom from back of house on ground floor to upstairs.
- Convert existing kitchen and bathroom into a new larger kitchen.
- Install staircase for access to existing loft room (currently accessed by ladder)
- Loft room requires flooring and possibly a larger Velux window (velux window does exist at the moment)
- Other minor work may also be necessary.

We are viewing the property 10am on Friday morning so need responses before then and hope you will be able to view the property with us for quotes and advice.

We've got quite a big detached garage and we'd like to expand and convert it into something more useful that just storage space. Depending on what it would cost, the ideal would be to have something that can work as a small dance studio as my wife is a choreographer, preferably with something that could be a small flat for her mum as we have a one year old and she would like to be nearer to him more often.

In all likelihood this will mean pulling down what's there and starting again especially as the roof would need to be higher (the neighbours don't mind, we've checked!). It may be a completely daft idea so what we don't want to do is spend a huge amount on designs until we know whether it at least stands a chance of being feasible, but we are quite happy to agree to an initial fee with an additional payment if work does go ahead if that helps....
