The property I live in has a detached garage which is approaximately 16 feet in width. Rain water seems to be entering the garage lately. With some investigation it seems that it enters through the rear of the garage building. I tried to find the exact cause by first checking if there was an opening, cracks through the roof etc; none found. I then sprinkled water from the outside using a hose on the side and rear walls (walls accessible to me) and also floor closeby.
When I left the hose running at the rear of the garage for a few minutes, water started entering inside the garage through the floor right next to the inner rear wall of the garage. Its not too much at the moment. This happened in two places. It makes me think the foundation insulation at the rear of the garage has a leak. There is small garden area right next to rear wall and rain water has stopped coming into the building since I covered the area behind the rear wall with a thick plastic.
There is a guttering at the rear wall of the garage which takes rain water into a drain pipe on one side and a water store (30 litres may be) on the other. A friend mentioned it could be a drain pipe blockage also but since putting the plastic in the rear has stopped the water coming into the garage, I am not sure this could be another factor to look into...
The property was built around 1955. Can you give me a full estimate of labour (plus material required) and time required? Anticipated start date 3-4 weeks time.
