Building: 3 Bedroom Terraced Victorian House
Construction: Bricks and Mortar
Year of build: 1890s
Layout: Typical L Shaped floor plan. WIth Two roof sections.
a) The roof at front of the house is a triangular shape (Gable style)
b) The back extension of property roof section is a side on triangle shape (right angle).
Floor Area of Attic Space to convert: 7.5m x 4.5m (Front section of house)
Quotation 1: Attic storage conversion
Materials assumed for following:
1) Loft Hatch plus step/ladder extension access.
2) Insulation between joists
3) Chip/Plaster board to be layed over insulation/joists
4) Boarding to be fitted on roof rafters to create a clean storage environment with no gap access to external roof tiles, but still allow air flow to prevent any formation of condensation.
5) Strip Lighting fitted with 2 switches made available (one within attic space and one outside)
Design requirement:
1) Design to maintain surrounding characteristics of victorian dado rail/skirting/frame features.
2) Access to roof should be design such that it is easy for typical objects such as suitcases and boxes shold be be able to fit through the entrance, together with the human form.
3) Design must not interfere with the roof rafters and therefore be built around the framework unless proposed solution is cost effective as well as providing addtional roof space without losing any structural integrity of the roof roof rafters.
Quotation 2: Additional Requirement
1) External repair of potential loose roof tile.
2) External repair of guttering board underlay facia, (length of repair is equal to width of property).
