Overview
The property: A flat in a Victorian terrace. Originally converted in 1993 it covers the 2nd floor and a converted loft.
The Job: We wish to refurbish the property and alter the internal layout, including combining 2 existing bedrooms into one larger bedroom, with an en-suite wetroom, removing an existing shower room situated between the kitchen and lounge and opening the lounge and kitchen out into one large space.

We would like a cost for each of the following jobs:

1. Layout changes (ceiling height is 2.4 meters)
1.1 Remove 4 internal stud walls (roughly 10 running meters) and 5 doorways.
Build 1 new internal stud wall (roughly 3 meters) and 1 doorway.
Knock through 1 double doorway in existing internal stud wall.
Relocate and replace 7 light switches, 4 electrical plug sockets and 5 radiators.
1.2 Plaster and make good affected walls and ceiling (excludes replacing skirting, cornices and painting)
1.3 Remove shower room fixtures and fittings – shower cubicle, WC, basin and extractor fan.

2. En-suite wetroom (3m X 1.5m)
The new wetroom will be located on the opposite site of the flat to the existing shower room but I believe there is access to waste plumbing on both sides of the building.
2.1 Install walk-in shower with glass partition, concealed cistern WC, wall mounted basin and bathroom fittings (taps, showerhead, radiator and extractor)
2.1 Tile and grout floor and walls (60cm X 60cm tiles) roughly 25sq. m

3. Bathroom 2 (3.8m X 1.7m)
3.1 Refit bathroom including relocating and replacing bath, WC , wall mounted basin and radiator. Install new bathroom fittings, taps and showerhead.
3.2 Tile and grout floor and walls (60cm X 60cm tiles) roughly 30sq. m

4. Kitchen
Relocate plumbing and electrical points and radiator to suite new kitchen layout (excludes fitting kitchen, painting and tiling)

5. Flooring
Install solid wood flooring throughout (roughly 100 sq. m) and 2 flights of stairs.
Floor is currently combination of laminate and carpet.
