Electrical work

Check all electrical points making sure they are earthed and fit the new chrome electrical points.
Run all new electrical cable to the areas in the kitchen where they need to be, fitting fuse spurs where required for the cooker, cooker hood, dishwasher and washing machine.
Remove the old spur for the boiler and refit in an area that is safely aware from water.
Remove old wiring for the lighting where old contractors have fitted down lights and re run cable in 1.5mm flex cable.
Fit new low voltage transformers to all lights in and connect up new dimmer switches.
Make new connection in hallway for an additional dimmer switch near to the bedroom.
Fit new consumer board for the electrics and RCD breakers.

Plumbing and heating works

Disconnect the boiler and remove all old pipework ready to install new that is soldier fitted.
Soldier all new pipework for the boiler and make new connections for the washing machine and sink in the kitchen. (Boiler fix isolation valves shall be fitted to all new pipework).
Run new heating pipes to the radiator in the living room and radiator in the bedroom.

Flooring

Take up all floor boards in the living room, kitchen area, hallway and bedroom.
Level up the floor joist where they bow in the middle so that the floor is level and ready for boarding.
Board out all the room with 12mm water resistant chip board slats.
When all the other work is finished we will then fit down the thin poly underlay and lay the new wooden floor down. (This will be the last job done)
Once the floor is finished, we will fit the stop bead around the edge of the floor.

Kitchen installation

Install the new white kitchen units as specified in the planning diagrams.
Install the new appliances, 600mm dishwasher, 600 washing machine, new electric hob with matching stainless steel cooker hood and install the new electric oven.
Fit the new worktops and fit into place the new sink unit and taps.
Fit the new under cupboard lighting and test if required only
Tile the splash back with customer choice of tiles.

Redecoration works

Completely re-plaster the bedroom walls and ceiling.
Remove the ceiling in the bathroom and drop it, 2 inches to allow the new spot lights to be fitted in.
Repaint ceiling area’s in the hallway, coving and cornice in the lounge and kitchen with white emulsion two times.
Fill and rub down all woodwork on doors, skirting boards and window areas.
Make good to the front door by re hanging the hinges and filling the frame to make good.
Make new shutters for the windows out of 18mm MDF board then prime, undercoat and gloss to match rest of woodwork.
Undercoat all woodwork, skirting boards, door frames, doors, window frames.
Gloss or satinwood all woodwork two times.
Decorate all wall area’s of the flat to the client choice of colours, with 2 coats of emulsion.
Make new under stair cupboard’s to the customer specification and decorate as required.
