Extensions job in Harlow

Side & rear extension.
posted 11 months, 11 days ago by: nervous_extender We have semi with a garage attached to the side of the house with a 2m hardstanding to the side of that.
I would like a single storey extension above the garage, extending beyond the rear of the garage by about 2m, making the rear 2m a double extension. This will provide a bedroom with en-suite. An access will be erquired on the 1st floor into the extension, along with aligning bedroom walls to accommodate this.
Coupled to this, I would like a single storey rear extension. This would also require "opening out" the lounge wall into the new floorspace.
Both extensions are to have a pitched tiled roof.
Sizes (approx.):
Single rear - 8.5m x 3m
Single side - 4m x 9m (inc 2m rear double)

Thank you everyone for getting back to me - I've been overwhelmed!
Instead of replying one by one, a few common questions have arisen, which I maybe should have made clearer when I posted the job:
* I only have "pre-planning" approval at this stage.
* I have already appointed an architect who has worked extensively with the planning department in Harlow, and my proposal has been submitted.
* I will also like the quotes to include materials - for those who have quoted for labour only.
* I will POSSIBLY be using a friend who is a roofer to undertake the roofing side of the proposed works. Unless, of course, you work out cheaper! Hahaha.

I will reply to each and every one of you once my planning has been - hopefully - accepted.
