This was listed late last year, have now applied for planning permission and have plans available.
Current situation.
we have a detached house with attached brick garage, the garge is single brick with a tiled roof.
I have exposed a section of the foundations where the garage joins the house and it is the same foundation.
The top of the foundation is approx 1.2m deep. the foundation is approx 200mm thick / deep.
proposed development.
To extend the existing structure by approx 3m to the front then out by approx 2.4m. This will give us a structure approx 8.7m long by 2.4m wide.
we will then be adding a room above this structure.
Quotes.
We are looking for quotes to build the shell including foundations.
Electrics, plumbing, and plastering will be done by others, as will ceilings, and floor on the first floor.
We will remove the existing garage floor and could dig the foundations inside the garage for the new internal block wall.
Tradesmen, must be able to supply references and must be insured for public liability.
We would rather purchase the bulk of the materials such as the bricks and blocks, roof trusses and slates as well as windows, doors. guttering and drainage materials. But happy for tradesman to supply smaller stuff so as not to hold up the job.
We will also pay for the removal of the waste.
Would be happy to accept quotes from individual trades such as groundwork + footings, brick / blockwork, joinery, roofers.
Site visit and references required.
Impotant that work is completed in a reasonable agreed to timescale.
