This is a multi-part big job.
External Works
1) Ground Floor extension approximately 25 sq m. cavity wall with external brick work matching existing house.
2) Loft conversion with side hip dormer approximately 3m x 3m x 2m (about 9 sq m).
3) Roof to be completely recovered with new tiles and felt. Any rotten wood to be replaced and repainted, all guttering and sofits to replaced.
Front gable end will need woodwork / bargeboard replaced (likely to be rotten), gable brickwork to be replaced with a stud / plywood wall , rendered and finished to match existing finish.
4) 1st Floor bay window brick work needs to be removed and replaced with a stud / plywood structure, rendered and finished to match existing finish.
5) 2 external windows to be removed and bricked up. external render to match existing finish.
Internal Works
6) Two internal doors to be moved.
7) Opening between front and rear reception to be closed off either with new brickwork or stud wall.
8) Bay window area requires replacement RSJ (Steel) in the ground and 1st floor - RSJ to be boxed off and plastered.
9) One Chimney stack to be removed from ground and 1st floor, capped off in the loft.
10) Fireplace in hallway needs to be removed (chimney has already been removed from 1st floor and capped off)
9) New boiler and hot water storage tank to be installed in to dormer, so pipework needs to be prepared as necessary.
10) Ensuite shower room / toilet to be installed in to Loft / Dormer.
Loft and Extension to be built to plans we have (building reg approved). Property is currently empty and vacant. All building work to be plaster / first fix finish. No decorate work necessary.
We expect the site to be left clean, the existing kitchen and unofficial loft room to be removed and cleared.
We are looking for builders we can work with, who are insured and can shows us other similar work completed - references are important.
