This is an early 20th century cottage-type property.
The original 2-storey dwelling was converted into two flats before the war. The property is on the ground floor.
I have owned the property for 2 and half years. I understand it was refurbished ca 2002-2004, to a poor standard. I currently live in the property but in the longer term I'll probably rent it out or sell it.
It is an L-shaped garden flat, with front room, bedroom, corridor and kitchen through to bathroom at the back.
Rather than a full refurbishment, I'm looking at making good what's there or just a mid-range refurbishment.
1. Bathroom 2.5m x 1.5m
- Walls and ceiling were damaged by penetrating damp, problem has been rectified since
- Ceiling is plasterboard. The inside is covered by debris from a previous refurbishment of the upstairs flat.
- Plasterboard will need replacing. Cavity will also need filling in for sound proofing and insulation purposes.
- The location of the lights needs to change as well, as it currently doesn't meet safety distances.
- Walls need replastering and making good, with a combination of tiles and waterproof wall paint.
- Existing floor tiles were poorly fitted and need replacing (they're the kind that are glued on to the floor), possibly with ceramic tiles and underfloor heating.
- I understand that the base is concrete (not floorboards)
- Window needs fixing. It's over the bath and the damp damaged the low quality wooden surrounding, which just crumbled away. However, the main frame wooden frame seems quite sturdy and I'd like to keep it. It needs new security bars too.
- There's no extractor fan, so ideally a vent would be put in the window.
- Radiator needs replacing with new radiator/towel warmer.
- I'd like to take the opportunity to bleed the central heating system (fed by 5-year-old combi boiler)
- Bath is mounted on a wooden frame that was tiled over, but not waterproofed, so a new frame/solution is required.
- New thermostatic mixer tap needs installing (supplied), as well as shower screen.
- The sink/basin sits on a basic vanity unit made of plasterboard, floor to ceiling, with a cupboard underneath and wooden doors. I'd like to work around it - improve the inside of the cupboard, have a cupboard above, and possibly get rid of the left hand side wall of the unit.
- The porcelain toilet seems to sit on a one-inch metal base, which is rusty but doesn't seem to pose any specific problems. The waste pipe goes out the back in a U shape, and it occasionally drips, so that may need looking into.
- Alternatively, it may be more convenient in terms of time and money to replace bath, sink and toilet. This is a decision for discussion.
2. Kitchen 3m x 2.5m
- Flooring is the same as the bathroom and will need changing.
- I'd like to keep existing units, layout and location of appliances
- I'd like to change the conglomerate worktop, for wood or granite.
- I'd like a new sink and for the draining board to be on the left rather than the right (as it takes up valuable useful worktop space near the stove)
