Ground floor extensions + downstairs shower room (Tunbridge Wells) - MyBuilder

Location: Tunbridge Wells

We want to add a music room to the front of our house, new build area approx 3 x 4 m, will require extension to existing retaining wall (under 1m high, at least 1 m extra length required) on sloping site plus suitable foundation (currently laid to crazy paving, small extension to paved area may br necessary for access to relocated front door), removal of existing front wall (approx 4 m width with large window) and necessary support to first story block/brickwork above. Hoping to re-use existing window but may require specialist external soundproofing (new window with higher rating or secondary glazing) plus internal glazed folding doors to 4m width with good soundproofing. Single-pitch sloped roof to be constructed above new room.

Also addition of ground floor storage cupboard elsewhere in the house. 2 m x 1 m new build plus relocation of internal and external doors (will require one new internal door, flat 60s style wood), moving cloakroom/toilet location, construct one new internal wall and installing shower room with new suite + all necessary plumbing and drainage. Construct single-pitch sloped roof above new build area plus part of existing flat asphalt roof adjoining garage, approx 2 x 5m in total; raise existing load-bearing joist to increase internal ceiling height to standard in converted garage dining room and make good new ceiling over area of approx 4 x 2.75 m. Initially looking for a ballpark estimate to see if we can afford it.
